1. The Social Hub

The Social Hub is one of Europe’s most established hybrid hospitality brands, offering a seamless blend of accommodation, coworking and community spaces across 19 cities.
In Germany, the brand’s flagship is located in Berlin’s vibrant Mitte district, just a short walk from Alexanderplatz. The property brings The Social Hub’s signature model to life, combining hotel rooms, long-stay studios, a design-led coworking lounge, fully equipped gym, event spaces, a bar and restaurant and a regular calendar of social and cultural events – all under one roof.
Like its sister sites in cities such as Paris, Amsterdam and Florence, The Social Hub Berlin attracts a diverse mix of travellers, students, remote workers and local creatives. Guests can stay for a night, a month, or more, with all the amenities needed to live, work and connect in a flexible, community-driven environment.
With its Berlin location already well established, The Social Hub is continuing its ambitious expansion across the continent with upcoming launches in cities like Lisbon and Turin. The brand’s goal? To build a global network of hybrid hospitality spaces that bring people together through shared experiences, purposeful design and a vibrant sense of place.
2. Revo

Revo is a hybrid hospitality concept blending short-stay rooms, long-stay apartments, coworking, F&B and community spaces under one roof. Its flagship property in Munich features over 600 units, designed to support modern living and working at scale.
Launched in 2022 by Revo Hospitality Group, the brand is built around a modular, tech-led model that can flex across guest types and lengths of stay. The Munich site includes coworking lounges, a restaurant and bar, event spaces, a cinema and wellness facilities.
Revo targets digital nomads, business travellers and extended-stay guests looking for connection and convenience. Community activation and partnerships play a key role in the brand’s positioning.
With backing from one of Europe’s largest hotel groups, Revo is now expanding across Germany and beyond, repurposing existing buildings into high-density, mixed-use hospitality hubs.
3. URBAN LOFT Hotels

URBAN LOFT Hotels is a design-driven hybrid hospitality brand that combines boutique hotel comfort with coworking and cultural authenticity – all under one roof.
Its first location opened in Cologne in 2020, transforming a former brewery into a space where guests can sleep, work, and socialise under one roof.
Rooms are design-led, compact and functional, with Smart TVs, sustainable toiletries, and modern bathrooms. The heart of the experience is the ‘Open Space’ – a communal area that doubles as a coworking lounge, café, concept store and event space. Local partnerships, art exhibitions, and pop-up experiences keep the space feeling fresh and plugged into the city.
A second location followed in Berlin in 2022, bringing the same flexible living model to the city’s Heidestraße district. With around 180 rooms and a similar open-concept layout, the Berlin site attracts a mix of remote workers, city breakers and business travellers.
Urban Loft is part of Althoff Hotels, sitting alongside its more upscale Ameron brand. With the hybrid model proving successful in both cities, it’s a concept well positioned for future expansion.
4. Locke Hotels

Locke is a design-led aparthotel brand that blends the flexibility of serviced apartments with the design, F&B and cultural programming of a boutique lifestyle hotel.
In Germany, the brand operates three properties: Schwan Locke near Munich’s Theresienwiese, WunderLocke in Obersendling, and Locke at East Side Gallery in Berlin. Each is designed to reflect its local neighbourhood and function as a social hub for both guests and the wider community.

5. The Base

The Base is a growing hybrid hospitality brand that combines coliving, short-stay accommodation, and shared amenities under one roof. With properties in Berlin and Munich, it’s designed for the new generation of residents and travellers seeking flexibility, convenience and community.
Founded in 2020, The Base launched in Berlin-Pankow before expanding to Munich’s Milbertshofen district. Each site blends private studios with hotel-style rooms, offering a mix of long- and short-term stays supported by coworking lounges, gyms, cafés and social spaces.
Positioned at the intersection of hospitality and residential living, the brand targets digital nomads, young professionals and remote workers. Community-building is a core focus, with regular events and a dedicated member app fostering connection among guests and residents.
Backed by private investment and regional funding, The Base raised €5 million to support its expansion across Germany. Further sites are in development as the brand scales its urban living concept to new markets.
6. FREIgeist Hotels

FREIgeist Hotels is a growing collection of boutique lifestyle hotels across Lower Saxony, each rooted in creativity, community and regional identity. With properties in Göttingen, Northeim and Einbeck, the brand reimagines hospitality by blending hotel stays with culture, design, dining and collaboration.
Each location is distinct – whether it’s a former monastery turned modern retreat or a bold new build in a tech innovation hub – but all share a signature mix of industrial interiors, local art, and creative culinary concepts. Guests will find coworking areas, vinyl lounges, open kitchens and rooftop bars designed to bring people together, whether for work, rest or inspiration.
FREIgeist Göttingen Nordstadt is a standout example, located in the heart of the city’s innovation district with Michelin-starred dining and community-focused programming. FREIgeist Einbeck, on the other hand, sits beside a classic car museum and nods to retro design, while FREIgeist Northeim offers a forest hideaway with nature on its doorstep.

7. Poha House

Poha House is a next-gen coliving brand blending flexible accommodation with coworking, sustainability, and a strong community ethos.
Launched in Germany in 2019, the brand operates across several locations in Münster and Aachen, with a growing pipeline that includes Düsseldorf, Essen, and Hamburg. Each building is designed to offer a home, office, and social hub all in one – catering to a new generation of residents who value connection, convenience, and purpose-driven living.
Apartments range from private studios to shared flats, available for short or extended stays. From weekly yoga classes and live music to creative workshops and community dinners, Poha’s events programme is designed to bring people together and foster genuine connection. Everything is managed through the brand’s digital platform, allowing residents to book services, meet others, and customise their stay with ease.
Privately owned and led by its founding team, Poha House has ambitious plans to expand across Germany and into other European markets in the coming years, making it one of the most exciting players to watch.
8. Tribe Hotels

TRIBE Hotels – part of Ennismore’s lifestyle portfolio – a series of contemporary hotels for a new breed of tech-savvy, luxury-loving travellers seeking affordability.
In Germany, TRIBE has already opened hotels in Baden-Baden and Düsseldorf, with further sites in the pipeline for Berlin and Mannheim. Each property is crafted for the modern traveller – the kind who blends work and play seamlessly and expects great coffee, smart tech and inspiring design as standard.
Creating design-led, budget-friendly accommodation, rooms are compact but elevated and communal areas double as coworking lounges, casual meeting spots and stylish bars.

At the end of 2024, TRIBE announced a pipeline of over 40 hotels expected to open in the next five years including Auckland, Manchester, Budapest, Belo Horizonte, Paris and more.
9. KING’S

KING’s is a collection of boutique hotels, serviced apartments and private homes in central Munich, designed for travellers who value comfort, design and independence. The brand combines classic hospitality with flexible, work-enabled spaces for modern business and leisure guests.
Owned and operated by a Munich-based family business, KING’s has evolved its offer in recent years to meet the needs of today’s connected traveller. This includes the launch of coworking and meeting concept FOCUS Lounge, located within its First Class Hotel, providing a dedicated space for remote work, collaboration and events.
Rooms and apartments are design-led and fully equipped, with additional amenities such as communal kitchens, self check-in and digital concierge services supporting longer stays.
The group continues to invest in its hybrid model, blending hotel, apartment and workspace formats across its three Munich properties, with further evolution of the concept expected.
10. nHow

nhow is a lifestyle hotel brand from NH Hotel Group (part of Minor Hotels), known for bold design, cultural programming and strong ties to the creative industries. Each property is built around a distinct theme – ranging from music and fashion to art and technology – designed to turn the hotel into a destination in its own right.
In Germany, the brand operates nhow Berlin and nhow Frankfurt. The Berlin property is Europe’s first music hotel, featuring two recording studios, music-inspired interiors and even in-room instrument delivery. In Frankfurt, the focus shifts to art and skyline views, with immersive design and social spaces tailored to modern city travellers.
nhow targets creative professionals, digital nomads and experience-driven guests, with flexible workspaces, event-friendly layouts and curated programming. The brand has also introduced workcation packages at select sites in response to the rise of remote and blended travel.
Now active in seven countries, nhow is expanding internationally with new openings planned in Rome, Santiago de Chile and Lima.
11. Cocoon Hotels

Cocoon Hotels is a lifestyle hotel brand with three properties in Munich and one in Salzburg, blending bold design with flexible urban hospitality for modern city travellers.
Founded in 2008, the brand has built a strong presence across central Munich – Hauptbahnhof, Stachus and Theresienwiese – alongside a site in Salzburg. Each hotel is independently owned and operated under Eckelmann Service GmbH.
Designed for today’s blended travel behaviours, Cocoon combines compact, design-led rooms with social public areas, informal meeting zones and, as of 2024, its new Cocoon Creative Hub – a coworking and event space designed for remote workers, creatives, freelancers and local businesses.
Sustainability is central to the brand’s approach, with all German hotels running on 100% green electricity and certified to GreenSign Level 4.
Looking ahead, Cocoon is targeting expansion into both urban and alpine destinations across Germany and Austria, including Berlin, Hamburg, Vienna and Zugspitze.
12. BoB W

Bob W is a tech-powered hospitality brand offering design-led serviced apartments across 18 European cities. Positioned between hotels and short-term rentals, the brand delivers a fully digital guest experience with a focus on flexibility, consistency and local character.

13. 25hours Hotels

25hours Hotels is a boutique lifestyle hotel brand known for its bold design, localised storytelling and vibrant public spaces. Their motto, “you know one, you know none”, reflects the brand’s commitment to individuality, with each hotel being built around a unique story that shapes its concept, interiors and guest experience.
With 17 properties across 12 cities, the brand has a strong presence in Germany – including Berlin, Hamburg, Frankfurt, Cologne, Düsseldorf and Munich – alongside international sites in Paris, Vienna, Copenhagen, Florence and Dubai. Restaurants, bars and cultural programming are central to the brand’s appeal, drawing both travellers and locals into the experience.
Part of Ennismore’s lifestyle collective under a joint venture with Accor, 25hours continues to expand its portfolio, with a new property set to open in Sydney.
14. LyvInn

LyvInn is a hybrid lifestyle hotel brand that launched in May 2023 in Frankfurt, combining the affordability of a budget hostel with integrated co-working and 24/7 F&B to cater to young professionals, digital nomads and students.

15. Adina Hotels

Adina Hotels is a lifestyle aparthotel brand offering spacious, design-led studios and serviced apartments across 38 properties in Australia, New Zealand and Europe – 14 of which are located in Germany in cities including Berlin, Düsseldorf, Cologne, Frankfurt, Hamburg, Leipzig, Munich, Nuremberg, Stuttgart and Wiesbaden

Now part of Xior Student Housing, Basecamp continues to expand across Europe with a footprint that spans Germany, Poland, Denmark and Sweden. The brand is targeting further growth in university cities, positioning itself as a flexible solution for asset owners and developers seeking to repurpose existing buildings into multi-use hubs.
17. Bornmühle

Bornmühle is a wellness-forward hotel in the Mecklenburg Lake District that blends nature, design, and productivity to create an energising hybrid retreat for work and rest.
Originally a country house, the hotel has been reimagined as a modern destination for active travellers and remote workers, with panoramic lake views, calming interiors, and a strong emphasis on biohacking and wellbeing. Guests can book in for a Workation package, which includes dedicated workspaces, ergonomic furniture, and access to the hotel’s spa and fitness zones.
On-site you’ll find infrared saunas, yoga sessions, personal training, and a rooftop spa – all designed to recharge mind and body. The culinary offering leans clean and seasonal, with plant-based options and nutrient-rich menus designed to complement the wellness experience.

18. The Circus

Three houses in the heart of Berlin’s Rosenthaler Platz neighbourhood form to make The Circus Hotel, The Circus Hostel and The Circus Apartments. The group caters to travellers on all budgets by offering a range of accommodation options from dorm beds for backpackers to luxury boutique apartments perfect for business travellers.
