As hybrid hospitality specialists, we have seen industry and investor interest in the concept grow exponentially over the past few years.
Demand from both investors and consumers has led to established hybrid hospitality brands expanding quickly as well as a significant rise in new hybrid concepts entering and dominating the market.
So, what’s happening in 2025? Here are 14 of the most exciting UK hybrid hospitality openings in 2025…
1. THE JULY, LONDON | MID 2025

Amsterdam-based hospitality operator The July – formerly known as CityID – is set to open the group’s first overseas acquisition in London in mid-2025.
The July is a series of laid-back yet luxe apartment-hotels that seamlessly blend short and long term stays with spaces to eat, drink, work, connect and disconnect. Their London hybrid hotel will open in the heart of Victoria and will be ‘a space for guests, foodies, locals and neighbouring businesses to hang out or hide out in.
Whether dipping into a city for 24 hours or relocating for a month or longer, The July offers ultimate flexibility for guests to stay as they wish. Guests can enjoy the best of both worlds with apartment-hotels that feature fully equipped kitchens, but also offer a full hotel experience – think having the space to live and the service to clean up afterwards.
Bringing a homely experience to metropolitan city stays, the hybrid hospitality brand is now taking their concept across Europe, with new sites in the coming years including Dublin and Lisbon.
2. THE OTHER HOUSE, LONDON | Q4 2025

The Other House blurs the lines between a traditional hotel, a serviced apartment and a private rental to create a residents club – otherwise known as ‘a house for as long as you are in town’.
After launching their first House in Kensington in 2022, the lifestyle brand will be opening their second property in Covent Garden in Q4 2025. Guests are welcome to stay for the weekend or the year and can enjoy access to a private coworking space, weekly programming, high-quality F&B, a well-being studio and pool, 24/7 gym and more.
Located close to the famous piazza, The Other House Covent Garden will be made up of seven separate buildings and will comprise 146 bedrooms and Club Flats, each featuring fully-equipped kitchenettes and living spaces. The site will offer a place to eat, drink, work and play with an all-day street café, destination cocktail bar as well as its private club – accessible to members and residents – which features a rooftop bar.
The hybrid brand remains tightlipped for now on further expansion plans beyond their second London site launch.
3. THE HOXTON, EDINBURGH | EARLY 2025

The Hoxton’s expansion continues with their Edinburgh property getting set to open in 2025 – this will be the first in the UK outside of London.
The hotel’s 214 rooms will be split on either side of the street, spread across 11 stitched-together townhouses, with beautiful Georgian features that Ennismore’s in-house design team AIME Studios have used as a backdrop to a design scheme that embraces block colours, subtle textures and locally sourced materials.
In addition to the hotel’s bedrooms, Edinburgh will feature three all-new ‘Houses’ – three-bedroom, self-contained homes that offer guests full flexibility and long-stay accommodation — a popular demand in a city that sees huge waves of tourism with events such as Fringe. The hotel will also comprise a lobby, restaurant, large event spaces and a gallery, that offer many exciting local opportunities for such a culturally rich city.
Accor‘s Ennismore is planning to open more than 15 new hotels in 2025 as part of a larger plan to open 100 luxury and lifestyle hotels by that year across its portfolio. Ennismore’s brands include The Hoxton, 25hours, Hyde, Mama Shelter, Jo&Joe and more.
4. SIR DEVONSHIRE SQUARE, LONDON | 2025

Luxury boutique hotel brand Sircle Collection is making its UK debut with the opening of a new Sir Hotel – Sir Devonshire Square – in Shoreditch, London in 2025.
The launch of this site – Sir Devonshire Square – signifies Sircle Collection’s strategic expansion into the UK market, aiming to attract both leisure and business travellers looking for high-end, personalised experiences.
The 81-room hotel will feature multiple food and beverage outlets, The Cover private members’ club, a gym, a yoga studio and spacious public area. This also marks the first London site for The Cover members’ club concept, inclusive of a social space, botanical bar, and a dedicated library for remote workers.
Sircle Collection’s broader portfolio includes Sir Hotels, Max Brown Hotels, Park Centraal Hotels and Aterre. Sir Hotels currently operates properties in Amsterdam, Barcelona, Ibiza, and Berlin, with Prague and additional European locations planned for 2025.
5. MEININGER HOTELS, EDINBURGH | 2025

MEININGER Hotels is continuing its expansion into new markets and is making its UK debut in 2025 with their launch in Edinburgh.
The hybrid-hostel operator is renovating a former office building into the new Edinburgh site which will feature 157 rooms and a total of 549 beds. The property will be a space for guests to work, socialise and relax with communal spaces including a residents’ bar, restaurant and lounge area and an outdoor seating terrace.
Currently, Meininger operates 36 hotels across Europe in 26 cities across 10 countries – all adding up to 22,000 beds. The business launched in 2004 in Germany, adding Austria as its second market in 2011. Last year, it added its second Italian site, opening in Venice Mestre, and launched into the Polish market with an opening in Krakow.
6. THE ZETTER, LONDON | OCTOBER 2025

The Zetter is set to open their third hotel – and their latest opening in 10 years – landing in London’s Bloomsbury in October 2025.
Located near Russell Square and overlooking the British Museum, the hotel will comprise 68 bedrooms and suites, and a number of communal spaces to work and relax. These include the Sitting Room where guests will be greeted with a welcome cocktail, the Larder which is suitable for private dining for 20 to 40 guests and the Orangery, which overlooks the property’s gardens.
Credited by many for reinvesting the boutique hotel concept, the brand has become known for its character and interiors – their Bloomsbury site is no different with former European design director of Soho House, James Thurstan Waterworth enlisted to oversee the hotel’s look.
The Zetter Group – founded in 2004 by Mark Sainsbury and Michael Benyan – sold the company to global hospitality investor Orca Holding for an undisclosed sum in March 2021. The group’s venues also include The Zetter Clerkenwell, The Zetter Marylebone & Marrable’s Hotel.
7. THE NEWMAN, LONDON | SPRING 2025

International hospitality management company Kinsfolk & Co are getting set to open their first hotel – The Newman – in Spring 2025.
The 81-bed boutique hotel will be home to a range of communal spacesincluding a European brasserie, cocktail bar and a dedicated wellness floor. Located in the heart of the West End in Fitzrovia, the hotel is described as providing ‘a grown-up and elevated but fun experience, where both locals and guests can enjoy thoughtful excellence across design, service, food, and wellness’.
Kinsfolk & Co. is a London-born, internationally focused hospitality management company founded in May 2023. Led by seasoned industry leaders, it aims to deliver thoughtful excellence and profitability through luxury boutique hotels, restaurants, and serviced apartments that integrate with their local communities.
8. HOUSE OF GODS | 2025

House of Gods Canary Wharf will mark the first London site for the Scotland-based rock ‘n’ roll hotel group with plans to open in 2025.
Led by specialist leisure, lifestyle, and entertainment investor, Imbiba, a deal was inked with Canary Wharf Group to open the 65,000 sq ft hospitality and leisure development which will house the 78-room House of Gods hotel.
The hotel will be joined by an Amazing Grace music venue, a rooftop bar overlooking Eden Dock and a new events facility which will be operated by Camm & Hooper.
The House of Gods brand was founded by Mike and Ross Baxter, with the brothers opening their first property in Edinburgh in 2019. Imbiba’s portfolio includes the likes of Farmer J, Pizza Pilgrims, F1 Arcade, 1Rebel, Little Houses Group, Clays, and House of Gods.
9. SOHO HOUSE, MANCHESTER | EARLY 2025

Manchester’s hotel scene is continuing to expand, with the infamous Soho House landing – after a few postponements due to building delays – in the city in 2025.
The club will feature 23 bedrooms (plus a two-bed apartment), exclusive members’ gym, steam room and sauna, fine dining restaurant and bar as well as an outdoor terrace and rooftop pool.
The Manchester opening will be the 13th UK Soho House club and fourth outside of London…
10. MOLLIE’S, MANCHESTER | SUMMER 2025

…and within the same building will be Mollie’s. After huge success in Oxfordshire and Bristol, motel, bar and diner concept, Mollie’s will open its third site in Manchester – this marks the first city-centre location for the Soho House designed brand.
Opening in the former Granada TV Studios, 128-room Mollie’s Manchester will offer guests a range of multi-purpose social spaces to stay, work and relax in including a diner-style restaurant, large cocktail bar with live music and private event spaces, a lounge bar and deli, private workspace and an outdoor heated terrace.
The hotel will be spread across seven floors, with the top three floors of the building home to the new Manchester’s very own Soho House, swimming pool and club.
With significant investment secured, the brand aims to grow to 100 sites in the next 10 years. They have hired leisure property specialists Fleurets to support this expansion plan.
11. MIIRO TEMPLETON GARDEN, LONDON | 2025

The latest Miiro Hotel – and the first in the UK – is landing in Earl’s Court, London in 2025.
Whether guests are visiting to work, rest or play (or a combination of all three), the 156-bed design conscious hotel offers a calming retreat in the heart of the capital. The local neighbourhood is welcome to enjoy a range of facilities and communal spaces including a café-style deli, modern British restaurant, cocktail bar, refresh room, gym and garden.
Miiro opened in Paris and Barcelona in 2024 with properties in both London and Vienna set to open in 2025. The brand is owned by Indian travel conglomerate, InterGlobe Enterprises.
12. TREEHOUSE HOTELS, MANCHESTER

Treehouse Hotels – part of the global SH Hotels & Resorts group – is set to open its second UK site with Treehouse Hotel Manchester.
Opening on Deansgate, Treehouse will comprise 224 bedrooms as well as a range of communal spaces for locals and guests to enjoy and connect including multiple restaurants, rooftop bar, events programming and more.
There will also be several unique features including custom designed space hoppers in the hotel gym and an invitation for visitors to carve their stories into a central living wooden art piece that will grow over time.
This new opening for the brand follows their debut in London in November 2019. They are also expanding into the US during Q4 2014 with the upcoming launch of Treehouse Sunnyvale in California.
13. WILDES, CHESTER | 2025

The Wildes Hotel Group has announced it will open their Wildes Chester hotel in 2025.
The site will offer a place for guests to stay, work, eat, drink and socialise, featuring 18 bedrooms, a rooftop pool, a spa complete with a nail bar, relaxation area and multiple treatment rooms and a terrace where guests can enjoy views across the city.
The hotel’s restaurant will be called ‘X’ and headed up by chef Harry Guy, serving seasonal ingredients and British produce. Interior designers SpaceInvader and David Cox Architects, who are both overseeing the build, have revealed the ‘experience’ restaurant will spread across two floors.
The Wildes Group has a growing portfolio of hotels, restaurants and spas in the North of England. Their mission is to offer comfortable accommodation with exceptional service, offering a ‘home-from-home’ for leisure and travel guests.
14. HOTEL GOTHAM, NEWCASTLE | SPRING 2025

Independent hotel group Bespoke Hotels will open Hotel Gotham Newcastle on Pilgrim Street in Spring 2025.
The hotel – which offers guests the ideal base to explore the city from – is set to open in phases. The first phase – housed in The Old Fire Station side of the property – will see 60 rooms, a restaurant and private member’s bar with DJ booth. Later int the year,The Police Station side of the hotel will open with an event space for up to 120 guests housed in the historic courtrooms along with 30 further bedrooms.
Transporting guests to 1920s Hollywood, Hotel Gotham Newcastle is designed to ‘channel the glitz of a bygone era, blending history and modern style within the walls of the Grade II listed building’.
Hotel Gotham Manchester – the first location under the brand – was recently acquired by Leonardo Hotels however Bespoke remain custodians of the Hotel Gotham brand. Bespoke will open Hotel Gotham Bristol in Autumn 2025, too.
