The UK hotel market is hot.
As hybrid hospitality specialists, we’ve seen the lines between hotels, hostels, aparthotels and lifestyle-led stays continue to blur, with established operators expanding and new concepts changing what guests expect from a place to stay.
From design-led hostels and hybrid concepts to boutique hotels and luxury openings, the UK has a diverse pipeline of hospitality projects in development. Together, they offer a glimpse into the brands, investment and ideas shaping the next chapter of the industry.
So, what’s happening next year? Here are 15 of the most exciting UK hotel & hybrid openings in 2027 (so far)…
AKO | London

AKO is preparing to launch its first property in Elephant & Castle in Q1 2027, introducing a new open-house lifestyle hotel concept to central London.
Developed in partnership with Latium Real Estate, the 260-bedroom property is designed around a social-led stay for professionals, entrepreneurs and creatives, combining accommodation with spaces intended to bring guests and the local community together.
Alongside its bedrooms, the hotel will feature a two-storey digital arts gallery, creative studios, co-working facilities, wellness spaces and a sky lounge. The emphasis is on creating a destination that goes beyond accommodation, with opportunities for work, creativity and social connection built into the guest experience.
Elephant & Castle is the first step in a wider London expansion for AKO, with a 294-bedroom property in Wimbledon set to open in 2028 and site opening on the South Bank in 2030. Together, the developments signal AKO’s ambition to establish its new innovative open-house concept across multiple London locations. We’re looking forward to watching this brand’s expansion journey.
Second Nature | York

Second Nature is set to open its latest hometel on York’s Piccadilly in 2027, with 116 rooms bringing the brand’s distinctive, conscious approach to hospitality to another UK city. Guests will have a variety of amenities to make use of as they wish, including the brand’s own Winnie’s Café and Bar, social spaces to work and relax, a gym and guest laundry.
What sets Second Nature apart is its approach to the guest experience. We’ve found it to be one of the most flexible hospitality brands we’ve ever come across, genuinely challenging the conventions of a traditional hotel stay. From a true 24-hour stay, with check-in and check-out both at 2pm, to breakfast served until 2pm, the brand gives guests more freedom to structure their stay around their own plans.
Its philosophy is simple: places to live, not just to stay. It combines the ease of home with the service of a hotel, delivered with care that moves at the guest’s schedule and a smaller environmental footprint.
Second Nature is owned by family-owned hospitality business Lamington Group, which rebranded its room2 hometel brand as Second Nature in July 2026. As a B Corp-certified hometel brand, it puts people and planet alongside the guest experience. The York opening marks the next step in its growth beyond London, with a further Second Nature property planned for Leeds in 2028.
As one of our clients, we’re so excited to be part of the brand’s next launch!
Elysium Collection | Across UK

Elysium Collection is building a portfolio of hotels around its concept of “informal luxury”, combining attentive hospitality and considered surroundings without the formality traditionally associated with high-end hotels. With a focus on wellness, dining and experiences shaped by each destination, the brand is developing three properties across Cornwall, the Lake District and Surrey.
In St Mawes, the former Ship and Castle Hotel is being redeveloped into a 56-bedroom coastal property, with a spa, thermal facilities and a restaurant led by executive chef Stéphane Delourme, formerly of Rick Stein’s The Seafood Restaurant.
Further north, Elysium Windermere is also expected to open in 2027 with 74 bedrooms, a rooftop spa, health club, dining and private event spaces.
In Surrey, the former Birch Selsdon estate is undergoing a £30 million redevelopment, with 176 bedrooms, leisure facilities and a new spa planned ahead of its expected reopening in summer 2027.
The collection was launched by BH Group, the investment and development business behind all three projects. Its approach centres on acquiring existing hotel assets and restoring them for a new audience, while retaining the character of each property. From a coastal hotel in Cornwall to a Lake District destination and an estate set within extensive parkland on the edge of Croydon, the portfolio reflects Elysium’s ambition to create complete staycation destinations that appeal to overnight guests and local audiences alike.
AENDRE | London

AENDRE is developing a new luxury hospitality brand focused on extended-stay accommodation, combining residential-style suites with wellness clubs, social spaces and culture-led experiences. While the brand name and identity have yet to be officially announced, the concept is expected to sit at the intersection of luxury hotels, serviced apartments and members’ clubs.
The first property is expected to open in Covent Garden in 2027, followed by South Kensington, with a third London location in Belgravia forming part of the longer-term pipeline. The portfolio comprises three properties previously operated under The Other House brand, which were acquired in June 2026 by a joint venture involving AENDRE Group, One Investment Management and Lifestyle Hospitality Capital.
Founded by Eric Jafari and Chris Strong, both formerly associated with aparthotel group edyn, AENDRE is building a new luxury extended-stay platform designed to bring accommodation, wellness and social experiences together across some of London’s most established neighbourhoods.
The Nest by CODE Concepts | London

CODE Concepts is bringing its capsule hotel concept to London with The Nest, a large-scale capsule hotel planned for Elephant & Castle in 2027. Designed to accommodate up to 568 guests through capsule pods and private rooms, the property will offer a modern alternative to conventional budget hotels and hostels in central London.
Plans include a rooftop co-working lounge, gym and space for a local arts charity, with the development targeting a BREEAM Excellent rating. The combination of compact accommodation, shared facilities and community-focused spaces reflects a growing interest in making budget stays more design-led and experience-driven.
The Nest builds on the distinctive portfolio of CODE Concepts, which has consistently explored new ways to bring existing buildings to life and rethink alternative accommodation. In Edinburgh, its design-led hostel The CoURT occupies a former courthouse and police station, while John’s Coffee House & Tavern has revived a historic coffee house as a café-bar. The company also operates The Pend, a creative events and co-working space in the Old Town. During the pandemic, it also adapted The LoFT into a co-living space, demonstrating its ability to respond to changing demands across the hospitality sector.
Having introduced Japanese-style capsule pods to its UK hostel offering, The Nest represents the next step in bringing that format to an even larger urban audience. CODE was one of Stay the Night’s first clients back in 2018, so it’s particularly exciting to see the business continue to evolve.
The Bindery | Edinburgh

It’s set to be a busy year for CoDE Concepts, with The Bindery marking the company’s move into a more traditional boutique-hotel format. Planned to open in Edinburgh New Town in Q1 2027, the design-led micro-hotel will occupy the former Stewart House book bindery, giving a historic building a new role within the city’s hospitality landscape.
Spanning approximately 24,000 sq ft, the development will combine guest accommodation with co-working opportunities and space for local events on the ground floor. These shared spaces will give the property a wider role beyond overnight stays, creating opportunities for guests, local businesses and the surrounding community to use the building.
The Bindery represents a new direction for CODE Concepts, bringing its design-led approach to a micro-hotel format in a central Edinburgh location. With its combination of accommodation, flexible workspace and community events, the project will offer a different proposition from the company’s established hostel and capsule-hotel concepts.
Wilde Shoreditch | London

Wilde is bringing its design-led lifestyle aparthotel concept to Shoreditch, with a new property at Great Eastern Road scheduled to open in May 2027. The 275-apartment development will offer studios and one-bedroom apartments, alongside a restaurant, café-bar, cocktail lounge, fitness room and laundry facilities.
Built around the idea of “apartment freedom, hotel comforts”, Wilde combines the independence of self-catering accommodation with the comforts and social spaces of a hotel. Each property is designed to create culturally connected city stays, rooted in community, creativity and a strong sense of place. Social spaces and Oscar’s, the brand’s in-house café-bar, bring guests together over locally inspired, seasonal food and drinks.
Part of Dublin-based Staycity Group, Wilde has grown into a design-led lifestyle brand with aparthotels across nine cities in the UK and Europe. The Shoreditch opening will join four existing Wilde properties in London, further strengthening the group’s presence in the capital. With a 275-apartment development in one of London’s most creative neighbourhoods, the opening reflects the continued expansion of the lifestyle aparthotel model, combining the flexibility of apartment living with the experience-led offer of a hotel.
Cambridge House, Auberge Collection | Mayfair, London

Cambridge House, Auberge Collection, is due to open on Piccadilly in 2027, transforming the former Naval and Military Club into a 102-room luxury hotel.
The Grade I-listed Georgian mansion is being restored as part of a wider regeneration of the Piccadilly Estate, combining historic architecture with contemporary hospitality.
The hotel will feature destination dining, bars, drawing rooms and a wellness offer, including a swimming pool, bathhouse, treatment rooms and fitness facilities. The ambition is to create a destination for Londoners as well as international visitors, with food, drink and wellbeing playing a significant role in the proposition.
Auberge Collection has been appointed to operate the hotel by Reuben Brothers, the real estate investment and development group behind the wider Piccadilly Estate regeneration. The opening marks Auberge Collection’s London debut and forms part of a broader investment in the area’s historic buildings. It also reflects continued investment in heritage assets, with an international luxury-hospitality operator bringing its experience to a landmark London address.
Cliffemount | Runswick Bay, North Yorkshire

Perched on the cliff tops above Runswick Bay, Cliffemount is a new independent hotel, pub and restaurant set to open in summer 2027. Designed as a tranquil coastal escape, the development will feature 20 sea-view bedrooms inspired by the surrounding North Yorkshire coastline, making it a potential draw for both short breaks and longer stays.
Sustainability is central to the project, with the owners aiming to make Cliffemount the UK’s first Passivhaus-accredited hotel. This rigorous standard places a strong emphasis on energy efficiency and building performance, and the previous hotel was demolished to allow the new development to meet the required criteria.
Cliffemount is owned by the Fojt family, who purchased the former hotel in 2022. As a family-run independent venture, it offers a different approach to coastal hospitality, with its environmental ambitions built into the development from the outset. Its progress will be worth watching as the industry explores how more sustainable building design can shape the next generation of hotels.
CABÜ Cotswolds | Oxfordshire

Nature-led hospitality brand CABÜ is set to open its third resort in Langley, Oxfordshire, in 2027. The woodland site will feature 51 self-catered cabins, ranging from one to three bedrooms, alongside a nature spa, indoor and outdoor swimming pools, a shop, restaurant, bars and an events studio.
The concept combines the privacy of self-catering accommodation with the shared facilities of a resort, creating a short-break destination centred on nature, wellness and time outdoors. A timber-led design and low-impact approach are central to the development.
CABÜ is owned and operated by property developers JP Ledwidge and Olivia Hutchinson, who have already established two resorts: CABÜ by the Sea in Kent and CABÜ by the Lakes in County Cavan, Ireland. The Cotswolds development is backed by a £24 million loan from Zenzic Development Finance, part of Zenzic Capital, and marks the next stage in the brand’s expansion. With plans to deliver 10 schemes over the next five years, CABÜ is building a growing portfolio in the nature-led resort market.
THE PIG | Warwickshire and Tunbridge Wells

Laidback country and coastal hospitality brand THE PIG is set to open two new properties in 2027, with developments in Warwickshire and Tunbridge Wells extending the group’s presence into two very different settings. Both will bring the brand’s distinctive mix of seriously good local food, cosy bedrooms and unpretentious hospitality to new destinations.
THE PIG-on the farm, near Stratford-upon-Avon, is scheduled to open in late summer 2027. Set across 53 acres of farmland, it will feature 35 bedrooms spread between a restored farmhouse and surrounding farm buildings, alongside a restaurant centred on the brand’s garden-to-plate philosophy. In Tunbridge Wells, the group will take over the historic Tunbridge Wells Hotel on The Pantiles, bringing its food-led offer to one of the town’s best-known historic destinations.
No two PIGs are the same, with each property shaped by its location and local produce. The two openings mark the next stage of growth for Home Grown Hotels, taking the collection into new regional markets while building on the garden-to-plate approach that has become central to its identity.
Delano | London

Delano is bringing its distinctive blend of refined luxury and cultural energy to London, with a new hotel overlooking Hyde Park set to mark the brand’s UK debut.
Originally launched in Miami, Delano helped redefine luxury lifestyle hospitality by combining contemporary design with a sense of playfulness, social energy and understated glamour. Its London opening will bring that spirit to one of the capital’s most established neighbourhoods.
Designed by Archer Humphryes Architects, the 67-room hotel will pair rich textures and organic forms with a more intimate, residential feel. The experience will extend beyond the bedrooms, with a new restaurant developed by Ennismore’s food and beverage team, a London outpost of the iconic Rose Bar, dedicated wellness facilities and a curated retail offering. Rose Bar, in particular, brings a piece of Delano’s Miami heritage to London, with a discreet subterranean setting designed for cocktails, live music and late-night gatherings.
Part of Ennismore, Delano is entering a new phase of international growth, building on its heritage in Miami and its presence in destinations including Paris and Dubai. The London opening will introduce the brand to a new market, bringing its particular take on luxury hospitality to a city where design, dining and nightlife increasingly shape the hotel experience.
Bob W Manchester City Centre | Manchester

European aparthotel operator Bob W is heading to Manchester with a new 83-unit property scheduled to open in summer 2027.
Located on Bloom Street, the development will transform a former car park into a purpose-built aparthotel, with self-contained studio apartments alongside a lobby lounge, laundry facilities and luggage storage.
Bob W’s model combines apartment-style accommodation with a digitally enabled guest experience, appealing to travellers who want more independence than a traditional hotel room can offer. Manchester’s mix of business travel, events, culture and leisure makes it a logical market for the brand, particularly as demand for flexible accommodation continues to expand.
Bob W is an international hospitality operator founded in Europe, with a growing portfolio across the UK, Ireland and other European markets. The Manchester project is being delivered through a long-term lease agreement with Bloom Street Hotel Limited, rather than a direct property acquisition by the operator. It forms part of Bob W’s wider expansion strategy, which focuses on combining technology-led operations with apartment-style stays in major urban markets.
Generator Greenwich | London

Regarded as one of the trailblazers of the hostel industry, Generator helped make hostels cool again. Now entering its next phase of growth, the brand is bringing its distinctive mix of design-led interiors, social spaces and community to a second London location.
Opening in Greenwich in January 2027, the new property will take over the former Novotel London Greenwich, close to Greenwich Market, the Cutty Sark and the Royal Observatory. A phased renovation is planned from spring 2027, transforming the existing hotel with a mix of Generator’s signature private and shared accommodation, communal spaces and food and drink concepts.
Generator has helped reshape expectations of what a hostel can be, combining accessible accommodation with the atmosphere and amenities of a lifestyle hotel. Following its acquisition by Brookfield in 2025, the business is targeting a doubling of its global portfolio by 2031, through acquisitions, management agreements and the conversion of existing buildings. Greenwich will be an important step in that expansion, bringing the brand to a new part of London.
a&o Manchester City Centre | Manchester

European hostel operator a&o is expanding into Manchester through the acquisition and refurbishment of two adjoining hotel buildings previously operated under the ibis and Novotel brands. The £8.2 million programme is expected to be completed by Q1 2027, delivering 303 rooms and 1,218 beds.
The accommodation mix is planned to include private rooms, family rooms and dorms, allowing the operator to cater for a broad range of travellers. Rather than building from scratch, the project adapts existing hotel assets to a high-volume hostel model, demonstrating how established buildings can be repositioned for a different segment of the market.
a&o is backed by StepStone Group and Proprium Capital Partners, which acquired the business alongside its management team at the end of 2023. The investors have committed capital to the group’s European expansion, including acquisitions and conversions of existing buildings.
Manchester represents an important UK addition to a portfolio focused on major urban markets, with the operator continuing to pursue opportunities to convert hotels and other suitable properties into hostels.
